Over the last fifty years, M Plastering has completed thousands projects throughout the Province of Ontario, and has compiled many great tips for the unwary homeowner. Consider tow top pieces of advice than help you through the emotional, financial and practical roller coast that some homeowners inevitably ride on almost any building project.
Realistic Budgeting – it’s important to limit the chances of your building project spiraling out of financial control, so it’s critical to decide on a budget and stick to it, but one that has factored in room for the unexpected. Extra items, newly discovered faults, material changes, any number of factors can bump u your expenses once the project starts.
As a general rule of thumb, you should decide on a budget and use only eighty percent of that total budget for labour costs and material. Leave twenty percent of your budget for unforeseen expenses and you’ll be less likely caught off guard and out of budget. If by chance we are renovating your kitchen, you might want to consider amounts for eating out and factoring that into your budget, which is critical, but also comes in handy when the incontinences and stress of the project leave you short on time or energy to cook.
Always be practical. No renovation service comes without a lot of mess, dust and of course incontinence. Be sure to protect your personal belongings, cover up furniture items that you need protected from all the chaos, even if they’re not directly located in the room you’re renovating. As we all know, dust is an insidious traveler of vents and ducts, you’ll be glad you took the extra protective measures one the renovation dust settles.
Always prepare for the unknown. For example, after making alternative plans for sleep, showering and eating, prepare yourself and your family for the possibility that a project may finish later than expected. It could be as a result of supply delays, absent workers, changes in design plans, newly discovered faults or even weather events, the unforeseen is almost certain to arise. However, with good planning and some psychological armor, you’ll be able to move forward and see your project through to finish. Of course, the time will come when you get to sit back and enjoy the results.
